You’ve decided to have your home pressure washed. Good step. Next decision, do you hire a company that uses TSP (Tri Sodium Phosphate)? The answer is probably not. Using TSP is a bad idea for your home and for the environment.
Inorganic chemical compound
Tri Sodium Phosphate is an inorganic chemical compound. It’s white and either granular or crystalline and is highly soluble in water. When it’s dissolved in water it is very alkaline. TSP’s have commonly been used as a cleaning agent and stain remover. It isn’t used as much today overall, but many companies who pressure wash your home use it as a cleaning agent.
There is a reason why this is a bad idea. Environmentally, phosphates have been known to cause extensive eutrophication of lakes and rivers once it enters a water system. Eutrophication is the excessive richness of nutrients in a lake or other body of water which causes plant life to overgrow and choke out animal life from lack of oxygen.
So how does that make a difference in your house cleaning? Run off. Even if you don’t live near a lake, river or stream, the runoff into sewer systems can affect bodies of water away from you. Often storm water drains don’t go through water treatment plants and are dumped directly into sources of water further down the line.
Unintended side effects
Beyond the environment, it’s bad for your home. There are quite a few unintended side effects of using TSP when preparing surfaces for pressure washing. TSP can leave a residue behind if not completely rinsed off that is harmful to the exterior of your home .
For years painters would use TSP to clean homes prior to painting because it actually etches the paint and anything else it is used on . It will also etch your glass windows in not properly rinsed off, if your glass gets etched the only thing to do is replace them.
